The Senior Maintenance Technician will operate, maintain, monitor and control the Headquarters building systems and equipment, in an effort to improve the quality and improve the performance and reliability of the work place environment. Examples include the Heating, Ventilating, and Air Conditioning systems, compressed air systems, Direct Digital Controls/ Building Energy Management Systems and preventative maintenance programs. Role Responsibilities: Responsible for the operation and maintenance of the Headquarters mechanical systems, including the following; Boilers, Air Compressors, Chillers, Cooling Towers, Ventilation, A/C & other support systems. Operates, evaluates and recommends improvements to building control systems, programs, and schedules. Makes recommendations related to maintaining and improving temperature control, building ventilation, air quality, life safety protection, and other mechanical systems. Works closely with supervisor to determine nature of problems and priority in finding solutions. Participates with and provides technical support to Building Operations Department on PMM. Evaluates existing system maintenance needs and recommends changes for improved efficiency & energy savings. Review operational performance of various systems and work to improve and track energy savings and sustainability activities and track improvements for reporting purposes. Keeps adequate levels of maintenance materials and supplies readily available, including equipment scheduled by the PMM computerized inventory control program. Recommends to supervisor improvements to procedures, schedules, and facilities to enhance the quality of services provided. Keeps supervisor informed of developments throughout the Headquarters. Works closely and effectively with other departmental supervisors to ensure a cooperative work environment within the department. Works closely with Lab managers to satisfy and ensure their environmental efforts are achieved. Ensures that the Headquarters buildings are operated and maintained in a clean, attractive and comfortable condition. Ensures maintenance contractors are providing a desirable level of service at a reasonable cost with clearly stated measurements for acceptable performance standards. Aids in the planning of future service and equipment needs to ensure realistic budget plans are prepared and planned. Demonstrates progress in improving the general operating and maintenance procedures, and costs for the Headquarters complex. Minimum Qualifications: 2 years of schooling with at least 3 years of related experience in an HVAC environment Preferred Qualifications: 7 years in an electrical, mechanical and computer (DDC) focused environment Prefer a Class C Chiefs Boilers License or ability & willingness to obtain one in a reasonable timeframe. Prefer a Universal Refrigeration Certification or ability & willingness to obtain one within a reasonable timeframe. Must be able to read blueprints and amend as required. Must be able to be on call and work irregular hours due to emergency breakdowns, and then work independently to take action.
