Position: Property Manager, Real Estate

Job Description:

Forward is seeking a Property Manager, Real Estate, that will be key to the company's continued growth. They will work collaboratively with both internal and external stakeholders to ensure the real estate property needs are being managed throughout the lease life cycle from possession to surrender. The Property Manager, Real Estate will be responsible for the day-to-day management of all properties through the implementation of policies, procedures, and programs required by the Real Estate playbook and management agreements. They will interact with senior management, local operations teams, brokerage support teams, and service providers.

Core Responsibilities and Duties:

  • Support Director/Senior Manager in executing overall Real Estate strategy related to lease terminations, consolidations, expansions, renewals, and relocations

  • Manage property standards and capital projects related to commissioning and decommissioning of properties

  • Lead and manage tenant improvement construction including developing design documents with operations team and architect, identifying appropriate general contracts, conducting a bid evaluation processes, and supervising the project

  • Evaluate, develop, and implement standard real estate processes and procedures related to Facilities Maintenance

  • Ensure service requests from operations for repairs, maintenance, and improvements are answered timely, completely, and accurately

  • Oversee and manage the preventive maintenance programs

  • Develop and oversee the planning, budgeting and implementation of capital expenditures needs

  • Evaluate and manage zoning and licensing requirements per authority including certificate of occupancy applications

  • Effectively communicate expectations, requirements, and status of tenant improvement and maintenance projects to key business partners – both internal and external

  • Conduct and maintain positive relationships with Landlords, industry, government, and vendor representatives as necessary in the successful management of the Real Estate Portfolio

  • Ensure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives

  • Collaborate with Legal support to review and manage legal requests including SNDAs, Estoppels and other lease notices

  • Other duties as assigned

Qualifications:

  • Bachelor’s degree in relevant areas of study (Business, Real Estate, Economics, Finance) or equivalent experience and evidence of exceptional ability

  • Minimum of five (5) years real estate experience across multiple real estate disciplines including leasing, management, acquisitions, and dispositions with specific experience in property management and capital improvements

  • Demonstrated negotiation skills

  • Thorough understanding of real estate legal and financial terms

  • Ambitious standards and keen attention to detail

  • Demonstrated record of accomplishment of delivering high-quality results in a fast-paced, ambiguous environment

  • Proficient with MS Excel, Word, and PowerPoint

  • Ability to travel up to 50%

Skills:

  • Ability to comprehend, analyze and interpret complex business documents and contracts

  • Ability to comprehend, analyze and interpret lease and other real estate documents

  • Ability to forecast and prepare budgets
