Chick-fil-A Director, Real Estate Projects (New Restaurant Real Estate) in Atlanta, Georgia

Overview

This role provides Real Estate subject matter expertise to the Special Projects and Investment Strategy functions of the New Restaurant Real Estate (NRRE) Team. In addition to being personally responsible for real estate of new Delivery Kitchens domestically, this role will also provide leadership of real estate for Chick-fil-A Supply, On Demand, New Ventures, 3rd Party Approvals, and the Build-to-Suit program, nationally. This role will report directly to the Executive Director of New Restaurant Real Estate and serve on the department's leadership team and Core Team for Initiating the Acceleration of New Restaurants Strategic Bet.

This role will be responsible for helping develop and execute other team level initiatives as described in the Job Responsibilities. The ideal candidate will serve as a liaison between the leadership teams and external stakeholders (including Existing Restaurants, RD Services, Operations, Franchisee Selection, Marketing, CFA Supply, and STC Brands.) In addition, the leader will keep stakeholders informed about key decisions developments and initiatives. They will communicate effectively to convey messages clearly and concisely to ensure consistency to external and internal partners to identify and address issues and/or themes that may arise with CFA relationships. As well as work proactively to find solutions and resolve challenges. The leader will include key stakeholders in identifying challenges and needs for future growth and will stay updated on industry trends, competitor activities, and market dynamics to identify opportunities and threats. This will also include preparing regular reports on the status of customer relationships, competitor activities, deal approvals, openings, and meeting outcomes as well as analyze data to provide insights and recommendations for improvement in department processes. Additionally, the leader will also assist in managing the relationships with existing landlords, National Big Box retailers, and junior anchored retailers.

Responsibilities

  • Partner with Operators on upcoming new restaurants to explain process, answer questions, gather necessary information, and develop and enhance Operator trust.

  • Partner with Business Consultants on upcoming new restaurant decisions, Operator status, FSR impact, real estate strategy, and other pertinent issues.

  • Collect and analyze available data (occupancy charges, sales, and other due diligence) to develop NRRE strategy.

  • Develop portfolio level NRRE strategies that may simultaneously affect multiple restaurants and maintain industry relationships.

  • Negotiate Real Estate contracts and coordinate with Legal to identify and resolve issues.

  • Evaluate and make appropriate recommendations regarding Delivery Kitchen, Supply Chain, and other RE project opportunities

  • Support the NRRE and ER deal approval process by participating in Real Estate Committee deal approval meetings.

  • Be the primary point of contact for key portfolio level negotiations and relationships as assigned.

  • Serve as the NRRE Ambassador Relationship program leader and ensure landlord relationships are effectively managed across Restaurant Development.

Minimum Qualifications

  • 10 years work related experience

  • Bachelor's Degree

  • Demonstrated ability to influence with care, authenticity, and inspiration among peers and organizational leadership.

  • Demonstrated ability to autonomously negotiate various real estate documents including leases, purchase agreements, ECRs, etc. and provide objective guidance to others negotiating similar documents.

  • Demonstrated ability to evaluate multiple financial metrics used when evaluating real estate deals and recognize appropriate "levers" to adjust to achieve desired results.

  • Strong communication skills project and time management skills
