HANAC, Inc. Assistant Property Manager in Astoria, New York

HANAC, Inc. – originally founded by George Douris as the Hellenic American Neighborhood Action Committee – is a New York City-based multi-faceted social services organization. The organization was founded in 1972 to serve the needs of vulnerable populations throughout New York City.  

The Assistant Property Manager will be responsible for completing all the daily administrative tasks in relation to the property and property management functions. The property manager will be responsible for overseeing all building operations and functions as it pertains to maintenance and security. Complying in a timely manner to all regulatory agencies and investors. Ensuring administrative and building operations are in compliance with the regulatory agencies and DOB. He or she will be responsible for communicating all necessary operating information to the Director of Property Management.

Responsibilities:

  • Ensure that the property is audit-ready, i.e. MOR & REAC

  • Maintain accurate resident records including rents, deposits, and application fees received by residents Manage Maintenance and Office Team

  • Overseas move-in and move-out process

  • Show prospective residents property

  • Conduct annual/internal audits to ensure compliance with Tax Credit and Section 8 standards as well as weekly inspections of building and grounds

  • Ensure on-time completion of certifications and re-certifications

  • Develop, implement, and maintain a new tenant orientation program.

  • Establish community partnerships with agencies, private and governmental, which offer programs or services needed or desired by our residents

  • Prepare, or participate in the preparation of various reports required for the Regulatory Agencies and other arms of government.

  • Meet to resolve complaints and grievances

  • Ensure that the security system provides the maximum safe environment for the development

  • Oversee maintenance staff to maintain completion of work orders and turnovers

  • Generate and maintain various logs

  • Prepare Purchase Orders

  • Issue appropriate notices when needed (i.e. late payment, eviction notices, returned checks, memos)

  • Other duties as assigned by Management

    Qualifications:

  • College degree preferred (Bachelors) or High School Diploma/GED Equivalency 

  • 1-2 years of property management experience

  • Knowledge of Section 8, LIHTC, and/or other affordable housing programs (DOB, HPD, ECB)

  • Understanding of NYC local laws (11,87,84, etc)

  • Must be familiar with requirements of the following agencies: HUD: Section 8, REAC, MOR; HDC; LIHTC, HFA; HCR; HPD

  • Experience with Yardi

  • Ability work independently with minimal to meet deadlines and work independently with minimal supervision

  • Travel required 35%;

  • On-call requirement (24/7)

  • Bilingual Spanish is a plus

    Salary Range $60,000 - $65,000
