New jersey Housing and Mortgage Finance Agency Facilities Maintenance Assistant in Trenton, New Jersey

Under supervision, maintain the physical facilities; troubleshoot and repair plant and office equipment and facilities; assist in moving office furniture and setting up for conferences and events; operate site equipment as needed using hand and power tools when necessary; ensure efficient operation of the facilities functions, including building, security and fire/emergency maintenance; perform duties related to fleet maintenance; ensure efficient operation of HVAC software; remain on call 24 hours/day 7 days a week for emergency situations; and perform related duties as required.1. Assist in the maintenance of the facilities functions, which includes maintenance of two buildings, security and fire/emergency management. Perform daily inspection of the buildings, parking lots, building perimeters, heating plants and computer rooms. Check for physical damage such as graffiti, burned out lights, and broken windows and ensure that the buildings are maintained at the proper climate. Troubleshoot and make diagnostic evaluation of problems. Assist in securing the buildings according to established procedures.2. Monitor HVAC software program to ensure efficient operation.3. Diagnose building problems; make the appropriate repairs (paint, spackle, change lights, plumbing, etc.). Document maintenance, testing and repairs.4. Perform monthly inspections of fire extinguishers; exit emergency lights and rooftop for rust and corrosion. Ensure that fire and safety precautions are observed, such as operable exits, fire extinguishers and emergency lights, etc.5. Perform preventive maintenance on copiers, fax machines and typewriters; contact technical representatives when necessary; responsible for service calls and maintenance of appropriate service records. Oversee and inspect work performed by outside contractors.6. Maintain supplies for kitchens, including water coolers, located throughout the building.7. Conduct frequent walk-thru inspections of the roof and property for hazards, equipment failures and report immediately to supervisor to ensure OSHA regulations are observed. Perform quarterly sprinkler/alarm test with contractor.8. Respond to Facilities Help Desk calls as requested.9. Ensure that all designated areas are cleaned according to the contract. Perform daily cleaning inspection and complete an inspection report. Instruct cleaning staff on areas of the office facility that require attention.10. Set-up/dismantle furniture for conferences and events (evenings and/or weekends), including operation and/or set up of audio-visual equipment. Responsible for performing physical moves such as office furniture, computers and files.11. Inspect Fleet vehicles to verify mileage and to ensure proper working condition and cleanliness. Schedule vehicles for service. Maintain maintenance fact sheets for each vehicle and mileage fact sheets for each vehicle on a monthly basis.12. Work with the Director of Operations, Facilities Maintenance and General Services Manager and/or Facilities Maintenance Coordinator to establish and achieve goals.13. Remain on call 24 hours/7 days a week to respond to emergency calls.
