JOB TITLE: Licensed HVAC/R Technician
DEPARTMENT/BUILDING: Facilities/Maintenance

REPORTS TO: Facilities Management

GENERAL SUMMARY:

Install, maintain, and repair all types of HVAC/R systems and equipment. Identify and diagnose necessary services. Communicate maintenance or repair recommendations with customers to ensure a high level of customer service satisfaction. Keep records and logs of all work performed.

  2. Extensive experience in building automation systems.
  3. Mathematics, physics, and algebra. Whether it's taking measurements or calculating power and voltages..

  7. Ability to read technical manuals, blueprints, and schematics.
  8. Strong analytical, troubleshooting, and problem-solving skills.

Physical Demands -- While performing the duties of this job, the employee is regularly required to stand; walk; sit; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl; talk or hear; and taste or smell. The employee is occasionally required to use hands to handle, or feel objects, tools, or controls. The employee will frequently be required to sit, stand and/or walk, and may be required to lift up to 50 lbs. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust to focus. DUTIES AND RESPONSIBILITIES:
  1. Completes corrective and preventive work orders as assigned.
  2. Operates & maintains HVAC equipment, including chillers, absorbers, generators, boilers, and associated equipment.
  3. Inspects HVAC systems and their components for the purpose of the evaluation condition, identifies necessary repairs and recommends preventative maintenance.
  4. Calibrates temperature control related sensors, receivers, and transmitters
  5. Monitors, troubleshoots and maintains control systems, including pneumatic, DDS / hybrid systems.
  6. Effectively monitors and adjusts interior environments via a Building Automation System.
  7. Repairs and maintains other mechanical and physical plant systems, including motors, pumps, valves, steam operated equipment, compressors, etc.
  8. Maintains relevant logs and documentation.
  9. Monitors the performance of HVAC subcontractors; including conformance to code.
  10. Provide excellent customer service.
  11. Responds to emergency situations during and after hours.
  12. Perform or assist with other general maintenance needs and perform other duties as instructed by the supervisor.
