Technical Supervisor -

Job Purpose:

To drive and embed the Schroders and CBRE strategy and culture to ensure, Safety, Compliance and operational standards are upheld.

Day to day business as usual activity is to use the maintenance regime to ensure the Schroders building, equipment and systems are prime condition. To always maintain clear communication to both Schroders and CBRE management teams. Monitor team efficiency to ensure responsiveness and effectiveness towards both planned and reactive maintenance.

Key Tasks:

• To drive maintenance strategy to ensure compliance to KPIs and SLAs.

• To ensure that all H&S and PTW systems are administered correctly.

• Maintaining and keeping in good repair, the buildings mechanical, electrical systems, and Fabric as well as associated component parts.

• Scheduled calendar routine tests and safety inspections, checks and record keeping up to date at all times.

• Maintain water systems and all records to the highest standard in accordance with L8 Legislation – Key CBRE stakeholder within water forum group.

• Undertake regular GEMBA (Walkrounds) of Client areas and plant rooms to note and rectify any defects and to maintain Plant rooms in a clean, tidy and safe condition.

• Liaise and arrange sub contractor support and effectively manage and control all sub contractors.

• Provide innovative solutions to improve building, plant and system energy efficiency.

• Manage, rectify and record defects through the Clients reporting system, working as a team to ensure all are rectified within SLA timeframes.

• Strong supplier management for all planned and reactive maintenance.

• Keep the Account Manager briefed on all issues and progress.

• They must be flexible in their attitude to work from both a skills diversification and a willingness to work overtime of out of NWH standpoint.

• Use the CBRE Log Book System to store all records and certification for the site.

• Manage defects to completion, including full investigation, sourcing materials, provision of quotes, raising of purchase orders and arrangement of rectification.

• 1LWP coverage will be Monday to Friday 08:00 to 17:00.

• Manage the Shift Leaders, Fabric Engineers, Day Building Technical Engineer & Resident Lift Engineer.

• Ensuring correct shift personnel coverage is always maintained.

Decision Making/Budgetary Control:

• Ability to make decisions but keeping Account Manager informed.

• Ability to engage the Client and keeping the Schroders Contract Manager informed.

• Ability to lead a Team.

• Requirement to obtain quotes for reactive works/Critical spares and consumables.

• Ability to plan and schedule planned and reactive works.

• Supplier performance and justification on why supply should be replaced.

• Team performance – improvement opportunities to be justified to Account Manager.

Success Measures/Objectives:

• Work as part of a team to ensure all maintenance is carried out and all defects rectified within the required contractual timelines.

• Satisfaction of the CBRE management and Schroders Contact Manager.

• Retention rate of 90% to be achieved.

• Must be willing to learn and have a positive attitude to training both for themselves and others.
