DISTINGUISHING FEATURES OF THE CLASS: This is an important supervisory position involving responsibility for the efficient and economical cleaning, heating and facilitation of use of school buildings and related facilities. The work is performed under the general direction of a superior allowing wide leeway for the exercise of independent judgment in keeping buildings and facilities up to approved standards of cleanliness and operation. Immediate supervision is exercised over the work of cleaning and utility personnel. Does related work as required.

TYPICAL WORK ACTIVITIES:

Makes regular inspections of buildings and grounds to maintain proper cleaning and unskilled maintenance procedures and makes recommendations for improvements or new equipment;

Schedules and assigns cleaning and unskilled maintenance work for staff;

Inspects and otherwise exercises control over cleaning and unskilled maintenance work performed;

Checks to insure that buildings are heated, cleaned, locked and unlocked and in readiness for all activities;

Operates and monitors heating and air conditioning systems for proper usage;

Keeps records and makes reports of supplies used and activities carried on;

Assists with cleaning and unskilled maintenance activities when necessary;

Loads and unloads materials and supplies and records goods received and shipped;

Monitors expenses to ensure budgetary limits as established by the School Board are not exceeded;

Tracks inventory and when necessary, orders and dispenses cleaning and related supplies and equipment;

Reports any acts of vandalism or breakage to proper authorities;

Swimming pool maintenance, if applicable, limited to maintaining pool's cleanliness and the addition of chemicals to ensure a safe swimming environment for students/public;

May supervise and participate in grounds maintenance including mowing, trimming, plant care, snow and ice removal and other unskilled maintenance tasks;

May have contact with the public, school principals, administrators and teachers.

FULL PERFORMANCE KNOWLEDGES, SKILLS, ABILITIES AND PERSONAL CHARACTERISTICS: Thorough knowledge of building cleaning practices, supplies and equipment; good knowledge of the operation and maintenance of building heating and air conditioning equipment; Ability to plan and schedule work, including determining staff, equipment, and supplies needed; Ability to train and supervise subordinates; Ability to create, organize and maintain accurate records and files; Ability to effectively, efficiently and safely use tools and operate equipment related to building and grounds cleaning and unskilled maintenance; Ability to monitor budgets to ensure expenditures are within authorized budgetary limits; Ability to understand and follow written and verbal instructions; thoroughness; resourcefulness; dependability; good judgment; physical condition commensurate with the demands of the position.

MINIMUM QUALIFICATIONS:

Open Competitive- Graduation from high school or possession of a high school equivalency diploma and four (4) years of experience in building cleaning, one year of which must have been in a supervisory capacity.
